04/11/2026
Mather Jamie and Bagshaws have completed the sale of a residential development site at Kings Newton Lane, Melbourne, Derbyshire, to Harper Crewe.
Located to the west of Melbourne, the site occupies a position on the edge of the National Forest, close to one of South Derbyshire's most sought-after market towns. Melbourne offers a range of independent shops, restaurants, schools and heritage attractions, including Melbourne Hall, providing an attractive setting for future residents.
The 14.76-acre (5.97-hectare) site benefits from outline planning permission, including approved access, for up to 135 new dwellings, including 30% affordable housing, subject to the relevant planning requirements and subsequent approvals.
The site was successfully promoted by leading land promoter Richborough, who secured the outline planning permission, unlocking its potential for residential development. Mather Jamie and Bagshaws were jointly instructed on behalf of the two landowners to market the opportunity, which attracted significant interest from the residential development sector.
Karla Williams of Mather Jamie said: “This sale represents a successful outcome for all involved and highlights the continued appeal of well-located residential development opportunities across the East Midlands. This was a real team effort, and it has been a pleasure to work alongside Bagshaws, Richborough, Harper Crewe, Addleshaw Goddard, Ansons, Browne Jacobson and Freeths to bring the site to a successful conclusion.”
Anabel Christmas, Senior Regional Director (East) at Richborough said: “Securing planning permission on appeal was an important milestone for this site and reflects the considerable work undertaken by our Planning Delivery, Design and Technical Teams. We are delighted to have secured this outcome for the landowners.”
Phil Logue for Harper Crewe said: “This acquisition brings an opportunity to create a thoughtfully designed neighbourhood within a market town full of character. Our plans will build on Melbourne’s strong sense of place, combining high-quality homes with spaces that connect people to one another and to the outdoors.
The proposals include public open spaces which will include an orchard and other biodiversity planting, a new equipped children’s play area with walking and cycling routes - reflecting our commitment to making community and sustainability part of how a neighbourhood takes shape.
Thank you to Mather Jamie, Bagshaws and Richborough in assisting us reaching this milestone. We’re looking forward to sharing more as our plans progress.”
The successful sale marks the next stage in the progression of this residential development opportunity, bringing forward land with the benefit of outline planning permission in an established and desirable Derbyshire market town.
