£18m deal as residential development site sale set in Stone

The 81 acre site, located on Eccleshall Road in Walton, near Stone, has existing planning consent for up to 500 dwellings from Stafford Borough Council, and has been sold to Persimmon Homes West Midlands by a private family trust and national residential land promoter Hallam Land Management (part of Henry Boot Plc).

As part of the proposal, significant financial contributions will be made via the S106 agreement, towards highway improvements, education, sports and recreation facilities and public open space.

Stephen Cleveley, Director in charge of Persimmon Homes West Midlands, said, “We’re very excited to be bringing hundreds of high quality homes to the area, as part of the local authority’s housing plan.”

Martin Ward, Director of Mather Jamie, said, “We have worked closely with the promoters and our clients to ensure a satisfactory sale of this prime development land, on which Persimmon Homes will be building much needed new homes, of which 32% will be affordable housing, for the people of Staffordshire.”

“With excellent road links to the M6, A50 and other major routes, and being so close to the cities of Birmingham, Stoke-on-Trent and Derby, this site will prove an excellent investment and a superb location to build a new community.”

Stone is a thriving town in the heart of Staffordshire near the southern edge of the Peak District, with a railway station, a range of primary schools, middle schools and a high school, plus a range of excellent shops, pubs and other facilities, in particular its attractive canals.
