Sale of farmstead and land to Sheppard Developments
Company Background
Having been appointed to manage the wider estate for this client it was identified that a farmstead with outbuildings in Normanton on Soar had development potential. The site had previously failed to obtain planning consent under previous management due to issues related to flood risk from the nearby River Soar. Mather Jamie was appointed to assist the landowner identify a suitable new partner to co-operatively overcome these issues so that planning permission would be granted.
Our Approach
Using our in depth knowledge of the site and with specialist advice from trusted experts, we acted on behalf of the landowner and worked with local planning consultants to bring the scheme forward.
Working as a team, we were able to offer solutions that overcame each objection and planning permission was secured for redevelopment of the farmstead. We also prepared marketing documentation, promoted the development on the open market and arranged site visits for all interested parties in order to deliver a competitive sale process and an excellent outcome for our client and the developer.
Outcome
Given our background as development land agency specialists, we were able to negotiate the sale of this prime development land to Nottingham based company Sheppard Developments.
The purchase included a 1.24 acre site which comprised of a farmhouse, stables and barns along with a further 1.08 acre adjacent field which was made available by separate negotiation. Together, the combined area of the site will provide a mix of new build residential houses alongside conversions of the existing barn and agricultural buildings.
By assembling a great team of advisers and the pragmatic approach adopted by Mather Jamie, our client was able to proceed with the sale of the farmstead to Sheppard developments who were then able proceed with its next luxury development. All properties will be finished to an extremely high specification with construction expected to start in May 2021.
When completed, the new development will comprise a 6-bedroom period farmhouse with detached double garage, two large 3 bedroom bungalows within a former stable block, a new 4 bedroom detached house with new stable block and paddock, and a 5 bedroom luxury barn conversion with detached double garage.
