Project Background
Mather Jamie are retained Agents for this portfolio client and were instructed to market for sale a unique residential barn conversion development site which benefitted from Full Planning Permission to create 6 architect-designed contemporary luxury residences.
The site is situated in one of the most sought after villages on the North Norfolk Coastline and comprises a farmstead sitting adjacent to the village. The site was reaching the end of its useful agricultural life and consequently our client sought an alternative use on site for residential development.
Marketing Approach
Mather Jamie led the marketing campaign for the site and coordinated the production of a detailed developers information pack including a Ground Investigation Report, Utilities Report and more. All information was held digitally in a password-protected data room.
The site was marketed by way of Informal Tender process, with very strong competing interest from both local and midlands-based developers. R2 Developments were eventually selected as preferred bidder and went on to purchase the site on an unconditional basis with simultaneous exchange and completion taking place in October 2022.
Project Outcome
The sale of the site to R2 Developments represents an excellent end to the project which has maximised the value of an underutilised asset. When completed the scheme will provide luxury housing in one of the most sought-after locations on the North Norfolk Coast.
