Longmoor Lane, Sandiacre

Project Background

Mather Jamie were instructed by a private landowner to advise on the self-promotion of a site situated in Sandiacre for residential development for 40 dwellings. Mather Jamie provided expertise throughout the planning process and assisted the landowner in obtaining Full Planning Permission for 38 dwellings in December 2022 of which the site had to provide 0% Affordable Housing.

Mather Jamie were instructed by the landowner to market the site with the benefit of Full Planning Permission for sale by way of Informal Tender to a range of housebuilders.

Project Outcome

After undertaking a thorough Informal Tender process, we received a significant level of interest in the site due to it’s strong location in terms of proximity to the M1 and their being no Affordable Housing provision and this was reflected in the number of offers received and offer levels.

Following the shortlisted parties interviews and best and final process, Cameron Homes were selected as preferred purchaser.

Cameron Homes purchased the site on an unconditional basis with completion taking place in February 2023 and are now in the process of developing the site to provide much need housing in the area.

This case study represents a great example of Landowner and Agent working collaboratively to obtain a saleable Planning Permission and securing a purchaser and sale in a prompt timeframe from planning being secured which benefitted all parties.
