Project Background

Mather Jamie, acting on behalf of a private landowner, were instructed in 2020 to seek housebuilder and promoter interest in a strategic development opportunity in the sought-after village of Cossington which is situated within Charnwood Borough Council’s jurisdiction. Clarendon Land & Development Ltd were appointed as the chosen development partner under a planning promotion agreement, which exchanged contracts in mid-2020.

Mather Jamie acting on behalf of the landowner throughout, closely monitored the promotion of the site where Clarendon Land & Development Ltd successfully steered the site through the planning process, not only securing a highly saleable planning consent but also significantly increasing the scale of development from that which was envisaged by the draft allocation. Planning Permission for 130 dwellings was successfully obtained in October 2022.

Following the site receiving a resolution to grant Outline Planning Permission, Mather Jamie were instructed by the landowner to offer the land for sale by way of Informal Tender to a range of housebuilders.

Project Outcome

After undertaking a thorough Informal Tender process, in the context of extremely strong competing interest, Bellway Homes were selected as preferred purchaser.

Bellway Homes purchased the site on an unconditional basis with exchange of contracts taking place in December 2022 and completion taking place in August 2023.

This case study is an excellent example of Landowner, Agent and Promoter working in harmony and with a common goal, to achieve a fantastic result for all involved.
